Maintenance Agreement
Your HVAC (heating, ventilation, air conditioning) equipment was a major investment and a little regular care can save you money as well as unnecessary and sometimes costly repairs. All types of HVAC systems should be regularly checked and cleaned with no exceptions!
Why We Recommend Having Your System Cleaned Once a Year
Regular preventative maintenance of HVAC equipment keeps the system(s) operating at peak efficiency, maximum system capacity, extends equipment life, lowers energy costs and provides better indoor air quality.
Residential HVAC systems are designed for year-round operation in either the air conditioning or heating mode of operation. After a year of use the equipment accumulates dust, dirt, debris, slime, algae and possibly more. Unless inspected, cleaned and tuned-up on a periodic basis, problems such as condensate water leaks, restricted airflow, excessive moisture and premature rusting can be common occurrences. If not properly maintained, the additional and unnecessary strain on the equipment can result in higher utility/energy expenses.
Although most homeowners regularly change or clean the air filter(s), this procedure does not ensure cleanliness beyond that filter. Dirt and dust accumulate in the evaporator coil, blower wheel, blower housing, heat exchanger and strip heater(s) because even the best of filters are not capable of filtering all the minute particles in the indoor air. Since the air conditioning process involves moisture removal, the water is collected in the evaporator section and normally drained outside. However, the excessive moisture in this part of the system actually promotes the dirt and dust build-up. Unless all these parts are cleaned periodically, the dirt and dust build-up just continues to develop until problems with the equipment operation are noticed – usually not enough air flow, water leaks, etc. Algae can also form inside the condensation line, if not cleaned regularly, and cause the water to back up into your residence.
